From aircraft factory to planned community
Howard Hughes purchased the land and constructed a private airfield — Hughes Airport — and the large hangars that housed Hughes Aircraft Company. The most celebrated structure built in those hangars was the H-4 Hercules, later called the Spruce Goose, which held the largest wingspan and greatest height of any aircraft in history at the time. The plane was built in the hangar, transported to Long Beach Harbor, and made its only flight in 1947. After Hughes, the property lay dormant for decades before being redeveloped as a planned neighborhood on the southern edge of the Westside.
Construction of the residential community began in 1998 under a master plan that designated approximately 70% of the original Hughes property as parks and open space — a ratio that continues to define the neighborhood's character. Before the first residents arrived, the project became the first community in the United States to receive the EPA's ENERGY STAR designation prior to construction, awarded for its Sustainable Design Guidelines. Since work began, construction operations have maintained better than a 90% recycling rate.
A center of Silicon Beach
The most prominent structure from the Hughes era is the original hangar itself — a building 750 feet long, constructed in 1943. ZGF Architects converted its interior into Google's Playa Vista office, known as Google Spruce Goose, producing 450,000 square feet of workspace including offices, conference rooms, cafés, a fitness center, and a 250-person event space. Google has leased the building since 2016. That campus sits within Silicon Beach, the Westside corridor running from LAX north toward the Santa Monica Mountains that is home to more than 500 technology companies.
Other notable tenants with Playa Vista addresses include Facebook, YouTube, ICANN — the non-profit organization that manages the internet's global domain-name system — and USC's Institute for Creative Technologies, which pursues research in artificial intelligence and virtual reality. The concentration of high-profile professional employers is reflected directly in the demographics of those who live here.
Who lives in Playa Vista
Adults between 25 and 44 make up 40.9% of the resident population — the single largest age cohort — and the overall median age falls in the late 30s. A further 21.3% of residents are in the 45–64 bracket, meaning well over half the population is in their working years, consistent with the density of professional employers in the immediate area.
Educational attainment stands well above national averages. About 78% of adults hold at least a bachelor's degree: roughly 36% hold a master's degree or higher — compared with 14% nationally — and a further 42% hold a bachelor's degree, versus 22% nationally. Nearly the entire working population — 94.8% — is employed in professional or administrative positions, with just 5.2% in hands-on or service roles.
The 2024 median household income in Playa Vista was $129,942 and the average was $167,926. Among residents aged 25–44 — the neighborhood's largest single age group — the median income was $150,090, above the community-wide figure, reflecting the earning trajectory of a largely professional workforce.
